Terms of Service

§ 1 Contracting Parties

BonusFeature GmbH acts exclusively in its own name and account as the landlord of the accommodation offered. Travel services are not part of the activities of BonusFeature GmbH. Contractual relationships come about exclusively between the landlord and the customer. The following conditions become part of the contract/booking made between BonusFeature and the customer.

§ 2 Booking and conclusion of contract

Bookings are binding contracts and are made via the online portal or by ordering by telephone, fax or email.

With the conclusion of the contract, the customer receives the booking confirmation by email. The booking is only guaranteed after receipt of payment. The customer does not receive a separate further booking confirmation.

The number of people specified in the contract must not be exceeded (not even temporarily). People can also include babies and small children. BonusFeature reserves the right to reverse bookings (possibly including repayment of the deposit) or to cancel or, after consultation with the tenant, to make a rebooking if there are compelling reasons for doing so. BonusFeature cannot be held responsible for this.

§ 3 Prices and Payment

The prices are per unit/night including additional costs such as electricity, water, gas, heating, bed linen, final cleaning.

The city of Berlin city tax is 5% of the booking amount.

The deposit is usually one month’s rent, for shorter stays a flat rate of EUR 500.00 or EUR 1,000.00, depending on the length of stay. A separate deposit for additional costs is not charged by the landlord.

Payment of the total price is to be made either in cash or by bank transfer to BonusFeature GmbH’s business account at the Berliner Volksbank. The payment period is shown in the rental agreement. In the case of transfers, the number of the booking confirmation and the customer’s name must be given in the reference.

For longer stays, the monthly rent can be paid/transferred up to five days before the following month.

§ 4 Cancellation

The customer can withdraw from the rental agreement at any time before making use of it. The declaration of withdrawal should always be made in text form (letter or email).

If BonusFeature is not responsible for the cancellation, there is no right to a refund or waiver of the deposit.

The following flat-rate cancellation fees are agreed:

  • up to 31 days before the start of the rental period free of charge
  • 30 – 15 days before the start of the rental period 50% of the total price
  • 14 – 8 days before the start of the rental period 80% of the total price
  • 100% of the total price from the 7th day before the start of the rental period

Advance payments made will be deducted from the cancellation fee. The customer is at liberty to prove that damage did not actually occur at all or was only significantly less.

The conclusion of a travel cancellation insurance is at the discretion of the customer.

§ 5 Lessee’s obligations to cooperate, miscellaneous

If the tenant discovers damage to the rental property or has complaints in relation to the description on the internet portal, these must be reported to the landlord immediately. Technical faults of any kind should be reported to the landlord immediately in order to remedy the situation. Repairs can sometimes take longer than expected.

In the event of a disruption in performance, the tenant is obliged to cooperate in eliminating the same, in particular to tolerate an inspection of the property by the owner or their representative and to keep damage as low as possible.

The apartment handed over to the tenant for use is to be handed over to the landlord on departure in the same way as when it was taken over. Damage must be reported immediately and clarified with the owner.

The tenant is fully liable for damage for which the tenant is responsible and loss of keys.

§ 6 arrival and departure

The customer is responsible for their arrival and departure. Arrival is usually between 3:00 p.m. and 6:00 p.m., departure no later than 11:00 a.m. Every key handover after 6 p.m. must be arranged and confirmed in advance, otherwise it cannot be guaranteed. Upon arrival, a registration form must be filled out and an identity card or passport presented.

§ 7 data protection

We assure you that all personal and payment-related data will be treated with the utmost confidentiality. BonusFeature undertakes to use the data collected, processed and stored during registration and when using the BonusFeature services solely for its own purposes of customer care and for the purposes of processing contracts which have been made.

We understand our obligation in providing customer care (e.g. information about the course of the trip, the destination, etc.) on the one hand and information about the contract on the other (e.g. notification of significant changes).

§ 8 General Provisions

Place of jurisdiction is Berlin.

Severability Clause. The invalidity of individual provisions of these general terms and conditions does not result in the invalidity of the remaining provisions..
